Effects of this bill

If this bill passes, it means that:

Residential rental providers are prohibited from increasing rent above the amount payable on 1 January 2023 for a two-year rent freeze period.
Residential rental providers face penalties of up to 300 penalty units for increasing rent during the rent freeze period.
Following the rent freeze, residential rental providers cannot increase rent by more than 2% every two years unless they provide evidence of significant capital improvements or receive approval from the Director or Tribunal.
Residential rental providers are prohibited from charging rent more than 10% above the Director's median rent for premises that have not been previously let.
Renters can apply for an investigation or Tribunal review if a proposed rent increase is significantly above the median rent.
Residential rental providers are prohibited from issuing a notice to vacate simply because a fixed-term residential rental agreement has ended.
