Effects of this bill
If this bill passes, it means that:
Tenants must be offered free and convenient ways to pay rent, such as Centrepay or bank transfers, and landlords cannot charge additional fees for using these methods.
Rent increases are limited to once every 12 months.
Landlords can no longer evict tenants without providing a specific reason. This bill introduces a list of valid grounds for eviction, such as breach of the tenancy agreement, sale of the property, major renovations, or if the property will be used for family accommodation.
Tenants can request consent to keep pets, and landlords must respond within 21 days. If they do not respond, consent is automatically granted. Landlords can only refuse based on specific grounds, such as overcrowding or potential damage, and cannot impose unreasonable conditions, such as increasing rent or bond due to the pet.
Prospective tenants cannot be charged for background checks as part of the rental application process.
